Product Description

Seal coating is an integral part of a pavement maintenance program.  We use Sun Guard pavement saler, an asphalt-based material that provides a protective coating and a uniform color appearance for all paved asphalt surfaces.  It is manufactured by Ace Asphalt for our exclusive use.  In-house manufacturing facilities ensure product formulations specially designed for our customers' needs.

Product Benefits

Seal coating will protect the pavement surface from moisture and ultra violet oxidation, slowing the destructive effects of our extreme southwestern climate.  Long term maintenance expenses are reduced and curb appeal is enhanced.  Traffic flow and safety are also improved when parking and crosswalk striping are re-applied over the new seal coat.

Application

Seal Coating is only effective when applied to a clean, sound pavement surface.   Pavements that exhibit extensive cracking, base failure, or severe surface reveling will not significantly benefit.  Areas saturated wit oil are treated with an oil spot primer to aid in adhesion, although these areas still tend not to adhere well.   Sealer material may be applied be either squeegee or spray methods.  Squeegee applications perform well on rough, porous surfaces by filling in some of the voids, and spray applications are best suited on smooth pavement.  For the best value, a two coat application is recommended, as a large portion of the cost of seal coating consists of suface preparation and edge work.  Edge work is not reapplied on the second coat, as it tends to receive no traffic wear.  A second coat typically costs less that half the first.

Crack Sealing

Optionally priced crack sealer is designed to seal joints and cracks (typically 1/4 inch and wider) against moisture infiltration into the subgrade.  Subgrade moisture is one of the leading causes of pavement failure.  Crack sealer is a hot-applied, polymer-based material.  Due to its high elasticity, crack sealer has the ability to expand and contract with the thermal movements of the crack.  It will not track or pick up due to the high melting point of the material.

Product Expectations

Will seal coating fill cracks?  No. Similar to the benefits of paints, seal coating provides protection against the elements and an improved appearance, but no structural benefits.

How is seal coating different from slurry seal?  Seal coating is a surface coating designed to protect asphalt pavements from the effects of the enviroment.  It does not provide a new wear surface.

Where should seal coating not be used?  Any pavements that exhibit structural deterioration due to subgrade failure, excessive cracking, or surfaces that have extensive raveling and loss of aggregate are not good candidates.  Slurry seal or new asphalt should be considered instead.

How soon can newly sealed pavement be opened to traffic?  While temperature and humidity can have a significant effect, normal curing time is 24 hours.
